Most student accommodation is let to people who will never see it before they sign. International students, applicants from the other end of the country, parents doing the choosing on their behalf: all of them decide from a website. Build-to-rent operators face the same thing with relocating tenants. A virtual tour is how those rooms get let. This article sets out the evidence, what to capture and how multi-site programmes work.
What renters and students do
CoStar reported that renters spent 20% more time on an Apartments.com listing when a Matterport 3D tour was available. Zillow's 2024 Consumer Housing Trends Report found 72% of home seekers think a 3D tour gives a better feel for a space than photos. For students, Ruffalo Noel Levitz's 2025 E-Expectations report found 77% used virtual tours while researching institutions and the institution website was their most-used resource; accommodation sits in the same research journey. The pattern is consistent: people who cannot visit will spend longer with a tour than with a gallery, and are more likely to commit.
What to capture
One tour per room type, not per room: a standard en-suite, a premium studio, a shared flat kitchen and lounge, the cluster corridor. Then the communal spaces that sell the building: gym, study rooms, cinema, courtyard, laundry, reception and the street outside. Matterport or bespoke?
Matterport is the natural fit for individual room types: a measurable, walkable scan with a floor plan, live within 48 hours of the visit, and easily linked from booking platforms and portals. A bespoke tour makes sense at building or portfolio level, where a branded interface, a map of sites across a city and hotspots for pricing, tenancy lengths and inclusive bills do the selling. Many operators use both.
Timing around the letting cycle
Capture in the quiet window after check-out and before the new intake, when show flats are dressed and communal areas are empty. Because tours are reusable year after year until the building is refurbished, a single capture serves several letting seasons. Refurbished rooms can be re-scanned individually without redoing the whole building.
Multi-site programmes
